As planned the materials for the elevator work came in. The schedule for the project appears to be beginning Monday May 20th. The plan remains to have south car shut down during the day while being worked on, and then up and running with the second car at night. They will work on the car until Friday the 24th, then return the day after Memorial Day. If all goes as planned they will be completed by Friday the 31st. Please check this site for all updates.

Our main parking lot re-sealing originally scheduled for Thursday May 2nd has been re-scheduled for Wednesday May 1st due to weather. We will begin reaching out to all occupants beginning with the arrivals on Saturday the 27th. We want this to go well with an empty parking lot allows for quick, and thorough job. Therefore, we need the lot cleared by 3pm Tuesday. Occupants would need to use beach accesses either directly North or South of Atalaya next door buildings to get across the street to parking lot.

We have contracted with our elevator company the beginning phase for our elevator update. This involves the replacement of rails and rollers in the hoist ways of the shafts. They will be replacing parts on every floor door. The idea is to have at least one car with new parts going into the summer , and then the other at the end of the season. They will work during the day on one car, obviously running with the other. Then stopping at a good point for the day at night the plan is to have both cars running. This project could run into May.

Our water proofing of the eastside of the building is complete, and it looks great. Due to the schedule of waterproofing the eastside we are finding very minor issues that bump up cost. We realize it's it bit of an inconvenience, but it's needed due to the exposure that side gets from weather. All caulking around sliders have been checked, and any issues were addressed by applying fresh caulk. We should be good for three more years. That is the schedule for this side.
Our parking lot change order appears to have been a good one. Instead of drain box with large grate at the entry to lobby and at the spa/indoor pool entry from parking lot we opted for two trench drains which span the entire area under the awning, and the entire window system at the spa. The intent is to enable as much water as possible in multiple areas to drain, therefore creating much less ponding and puddles. Weather was not our friend, so it looks like total completion, which includes patching, re-sealing and stripping may not happen until maybe April.

Our drainage project for the most part is complete. All building drain lines are connected to the storm water system at the street. We have made a bit of a change order with the water catch basins design at the building. This change is not costing any more money it's giving more area to absorb water. These drain systems are on order and hopefully will arrive and we will be complete by year-end. The paving and re-sealing may need to be pushed until spring due to weather.
The water proofing is at the balcony floor stage of the 4-5 drop. This is the point that furniture will need to be inside in order to get full coverage. Therefore, restricted balcony use. The railings will be wrapped, and the idea is to only have railings covered until they pass by with the second coat on the face of building.
Our proactive bed bug treatment went well with no findings, and that is a good thing. We accomplished in the two days all units as well as monthly pest control at the same time.
We may be seeing the beach re-nourishment moving to our neighborhood by the beginning of the year. Will keep posted on the schedule.
